Safer strata communities this festive season
The holiday period is a time for rest and connection – but it can also place pressure on strata communities. Trades are limited, weather risks increase and residents may be away for extended periods. Preparing now can support continuity, safety and peace of mind across the building.
Preparing common areas ahead of summer weather
Summer brings storm conditions in many parts of Australia, and common property can be more exposed when residents are travelling or visiting family. Simple proactive steps include:
- Clearing gutters, drains and downpipes in shared areas
- Inspecting seals and flashing around roof penetrations
- Securing outdoor furniture in shared courtyards and rooftop spaces
- Ensuring bins and loose items are stored appropriately
These small actions can reduce the risk of water ingress, wind uplift and storm-driven debris.
Building security considerations
A quieter building can be an opportunity for opportunistic entry. Committees and building managers may wish to:
- Share reminders on access control and fob use
- Review automatic door timers and lighting in lobby / common entry points
- Confirm CCTV functionality (where installed)
- Encourage residents to collect parcels promptly or redirect to secure pick-up locations
Supporting residents with information
Holiday closures can stretch contractor availability. Clear communication helps residents know how to act if something goes wrong.
- Advise any changes to building access, patrols or maintenance schedules
- Share approved emergency contacts and after-hours pathways in advance
- Confirm simple steps that help reduce false alarms and unnecessary call outs
Weather-related alerts
Storm activity and fire risk can vary considerably by region. The Bureau of Meteorology’s long-range outlooks and the National Warnings Summary are useful tools to help strata managers and committees anticipate conditions and communicate risks to owners. For information on the latest weather warnings you can visit the Bureau of Meteorology website: www.bom.gov.au
We’re here if you need us
Taking a few simple steps now can make the holiday period safer and more manageable across your strata community.
